END OF TENANCY CLEANING 

PROFESSIONAL CLEANED PROPERTY.  

 
We believe that tenants should expect to recieve and move into a property that is profesionally clean, well maintained and ready to live in.
 
At the end of a tenancy the property should be cleaned thoroughly, cleaned to a professional standard, as recieved by us. This means at the end of your tenancy the property must be " Professionaly cleaned" ready for new tenants to occupy.

 

END OF TENANCY  DEEP CLEANING

 

This  is a very time consuming and often difficult task, which normally takes several days to complete.

 

The correct cleaning procedures and products must be used. This guarentees that the end of tenancy cleaning is completed sucessfully and more specifically to ensure the property is "cleaned to a professional standard." We recomend that tenants should plan for the property to be empty of personal belongings before cleaning.

 

We always recomend employing a cleaning company. When employing a firm tenants should expect to pay around £125 per tenant for an end of tenancy property deep clean. We can help with this and organise a date prior to the end of tenancy.

 

The clean fee works out at less that £2.50per person a week over the term of the contract. The cleaning charges we have illustrated do not account for other possible charges. Other charges include: The removal and disposal of personal belongings and disposal of household waste.

Before you contact us  Please read this Important Information. This pertains to the Property reservation process.We hope to offer you an informative guide.

DURING THIS ACADEMIC YEAR 
Over 95% of our properties were reserved using our virtual viewings.
 
 
STUDENT PROPERTY VIRTUAL VIEWINGS
 
All of our properties have video viewing tours. The videos were recorded by us during Summer 2026.
 
The videos are available at the bottom of each property page. We have provided the videos alongside photos so that you can see all aspects of the property.
 
COMMUNICATIONS
 
We receive high levels of enquiries, especially in the peak of the letting season. We do not want to miss your contact with us. So whether it's a  property maintaince issue or a new rental inquiry please contact us via Whatsapp.

This is because we have your details stored for quick reference and response. When necessary, we can return a phone call to you. 
 
RESERVE A STUDENT PROPERTY.
Tenants should expect to pay an equal share of one months rent each. This deposit is payable by bank transfer to us to reserve a property. This deposit paid will be registered with the Deposit protection scheme (DPS) therefore protected and released at the end of the tenancy. 
 
 
RESERVATION DOCUMENTS
When tenants confirm their interest in a property they will be provided by email with: A deposit payment receipt, a draft contract and a financial rent statement. We recomend that these documents should be considered carefully and provided to the tenants chosen guarantor. Guarantors will then have the oppportunity to read these before any reservation payments. 
 
48 HRS RESERVATION PAYMENTS.
We expect that prospective tenants should pay the holding deposit and typically one weeks rent, each, within 48hrs of recieving the necessary documents from us.
 
If we have not received a holding deposit payment within 48 hours we will offer the property to the next eligible group and continue with viewings. Under the "Terms of the Tenancy Act 2019" a part of the deposit paid will be retained, not refunded.

 

GARDENS
Where mentioned or seen in photographs, gardens are maintained by the landlord. 
 
UTILITY BILLS.
 
Extra monthly costs.
Utilities are difficulty for us to estimate as usages vary person to person. 
(OUR PRICES LISTED DO NOT INCLUDE BILLS). Utility company prices will vary and we suggest that each tenant should budget for these extra monthly costs. These include; gas, electricity, water and broadband.
 
As a general guide tenants should allow for £60 to £80 each per month For utilities. However sharing in smaller groups bills are likely to be more per person and less per person in larger groups. This cost will vary with company and usage.
 
BROADBAND.
You will need to apply for your own broadband when your contract starts.
 
COUNCIL TAX
Students do not pay council tax whilst undertaking a university course.
